North Tyneside runs from the sea front at Whitley Bay along the river to Wallsend, with the newer estates sitting inland. The homes are very different across the borough. These are the four kinds of property we clear most often.

Flats along the sea front

Whitley Bay, Cullercoats and Tynemouth have a lot of flats made out of larger seaside houses, often with a shared stairwell and a shared front door. Parking along the promenade and the side streets can be tight, especially in summer. Tell us which floor you are on and we will bring the right size of team.

Tyneside flats and terraces

North Shields, Wallsend, Howdon and Percy Main are full of the upstairs and downstairs flats that each have their own front door. The stairs are narrow and there is usually a tight turn at the bottom. We take doors off their hinges and take beds and wardrobes apart when we need to.

Estates and semis inland

Killingworth, Longbenton, Forest Hall, Shiremoor and Battle Hill are mostly semis and ex council houses, and a lot of them have a garden and a garage. We can clear the house, the loft, the garage and the shed in the same visit.

Bungalows and retirement flats

Monkseaton, Whitley Lodge and Preston Grange have a lot of bungalows and retirement flats, and much of our work there is for families settling an estate. We work quietly, we put anything personal to one side, and we never rush you.

The council option

Should you use the council instead?

North Tyneside Council will collect large items from your home for a fee, and for a few things that is the better choice. Their prices work in three different ways depending on what you are throwing out, so it is worth adding yours up before you decide. If you are a council tenant you also get two free collections a year.

What it costs

North Tyneside Council bulky waste

A sofa, a bed base, a mattress or a washing machine is £15 each. A piano, a bathroom suite or a dismantled shed is £55 each. Small things like a dining chair or a bag of garden rubbish are bundled, at £15 for up to six and £30 for seven to twelve.

Who does the carrying

You do all of the carrying, and the council does not offer to collect from inside a property. If a scrap man takes your things off the pavement first, there is no refund.

What does it cost to clear a house in Whitley Bay?

Your price comes down to two things. The first is how many van loads your things fill, and the second is how far we have to travel. We are in North Tyneside most days of the week, so the travel is a small part of it. Stairs, shared stairwells and how long the job takes us do not change the price at all.

    Photos from your phone are fine. Please tell us which floor the property is on, whether there is a back lane, and if anything is staying.

    One price covers the whole job. We will also offer you a date that suits you, and that is often within the same week.

    Our team works through the property room by room and leaves it empty. Most homes in North Tyneside are finished in a single day.

After we collect

Where your things go afterwards

Anything still in good condition is donated where we can find a home for it. Everything else goes to a licensed waste site where it is sorted for recycling. We are a registered waste carrier, number CBDU523317, and our licence is Upper Tier, which is the level the law requires to carry somebody else's waste. North Tyneside Council tells people to ask for that certificate and to check it before handing anything over, so please do.

If we find photographs, letters, jewellery or paperwork while we are working, we stop and put them to one side for you.

If your furniture is still in good, clean condition, it is worth ringing Renew North Tyneside before you ring anybody. It is the council's own reuse shop at Newcastle Quays, and it will collect furniture from your home for nothing. We will happily clear whatever they cannot take.

Could you take it to the tip yourself?

North Tyneside has one recycling centre, on Wallsend Road in North Shields. It opens 8am to 8pm every single day and closes only on Christmas Day, which is the most generous set of hours of any council we deal with.

There is still more to it than turning up. Everybody needs an appointment, you cannot walk in, and a van needs a permit as well. Anything over two metres high, over six metres long, over three and a half tonnes or with a flat bed is turned away at the gate. For a house full of furniture that is a lot of booked trips.

How to check any clearance firm, including us

North Tyneside Council tells people to check before they hand their waste to anybody, because if it is fly tipped and traced back to you then you can be prosecuted. These are the checks worth making of any firm, and our answers.

Can they show you a certificate?

Yes, and you do not have to take our word for it. The number on this page links straight to our entry on the public register.

Is the licence Upper Tier?

Ours is Upper Tier, which is the level the law requires to carry waste that belongs to somebody else.

Why can you not just use the tip?

North Tyneside will not accept waste from a tradesperson, even if you come along with us. Our waste goes to a licensed transfer site instead, which is what the law requires.

Will you get a waste transfer note?

Yes, and the council says to keep one as proof of who took your waste, so we give you one every time along with a proper invoice.

How much does a house clearance cost in Whitley Bay?

It depends on how many van loads your things fill. A one bedroom flat is usually one load, and a three bedroom semi with a loft and a garage is often two or three. How long does a house clearance take?

How much do charities charge for house clearance?

Most charities do not charge, but they will only take what they can sell, and they will not empty a property. North Tyneside Council runs its own reuse shop called Renew North Tyneside at Newcastle Quays, and it will collect furniture from your home for nothing as long as it is clean, undamaged, safe and still usable. It is genuinely worth ringing them first. We will clear whatever is left.

What is included in the price?

The price covers a team to carry everything out of any room in the house, including the loft, the garage and an upstairs flat. It covers loading the van wherever we can park, and taking everything to a licensed site where it is sorted for recycling. Taking large furniture apart is £20 an item. Cleaning the property afterwards is not included, so please tell us if you need that as well.

Do you add VAT on top of the price?

No, there is no VAT on top. Fast Track is not VAT registered, so the price we send you is the price you pay. It is worth asking, because some firms quote before VAT and the bill then comes in twenty per cent higher than the number you agreed.

Is the council collection cheaper?

If you have one or two large items and you can move them outside yourself, then yes, and we will tell you so honestly. North Tyneside Council charges £15 for a sofa, a bed or a washing machine, and a sofa, a bed, a wardrobe and a washing machine comes to £60. Council tenants also get two free collections a year. What you are paying us for is that we do all of the carrying, we come once, and one price covers the whole house however many van loads it makes.

What will you not take away?

There are a few things we are not allowed to carry. We cannot take paint, chemicals, gas bottles or asbestos, and that includes the asbestos sheeting you still find on some older garage and shed roofs. If any of those are in the property, please tell us when you send your photos and we will point you towards somebody who can deal with them. Everything else in a normal house is fine, including fridges, freezers, televisions, mattresses and carpets.

Can you clear a house for probate or after a death?

Yes, and a great deal of our work is exactly this. We clear for families, for executors and for solicitors dealing with probate, and you do not have to be there on the day. Tell us where to collect the keys, whether that is a neighbour, an estate agent or a solicitor. If we find photographs, letters, jewellery or paperwork we stop and put them to one side, and we send you photos of the empty rooms when we have finished.

Do you offer free house clearance, or buy the contents?

No, we do not do either of those. We are a paid clearance service rather than a buyer. Some firms offer a free clearance and keep the contents instead of charging you, which can suit a house full of things worth selling. If you think something is valuable, please sell it or get it valued before we arrive.

Do I need to be there on the day?

No, you do not need to be there at all. A lot of our clearances are booked by families who live in another part of the country, and by solicitors dealing with probate. Just tell us where to collect the keys, whether that is from a neighbour, an estate agent or a solicitor, and we will pick them up. We send you photos of the empty rooms once we have finished.
