The kinds of homes we clear in South Tyneside

South Tyneside runs from the mouth of the river at South Shields along to Jarrow and Hebburn, with the villages sitting out towards the coast and the countryside. The homes are very different across the borough. These are the four kinds of property we clear most often.

Terraces near the town centre

Laygate, Tyne Dock, Chichester and Westoe are full of terraces and upstairs and downstairs flats, and a lot of them are loaded from the back lane. The staircases are narrow and there is usually a tight turn at the bottom. We take doors off their hinges and take beds and wardrobes apart when we need to.

Homes near the coast

Harton, Horsley Hill, Marsden and Whitburn sit up towards the coast and the homes there are mostly semis and bungalows with a garden. A lot of our work in these streets is for families settling an estate, so we work quietly and we never rush you.

Estates and ex council homes

Biddick Hall, Whiteleas, Cleadon Park and Simonside are mostly semis and ex council houses, and a lot of them have a garden and a shed. We can clear the house, the loft, the garage and the shed in the same visit.

Jarrow, Hebburn and the villages

Jarrow, Hebburn, East Boldon, West Boldon and Cleadon are all South Tyneside as far as the council is concerned, even though they feel like separate places. We clear there just as often as we do in South Shields itself, and the price works the same way.

The council option

Should you use the council instead?

South Tyneside is the only place we work where the council clears houses itself, so you have three choices rather than two. The council will collect up to eight items from the kerb for £30, and it also sells a house clearance where you ring for a quote. Both are worth knowing about, and the honest difference is that the council collects while we clear. Their crews cannot come inside your home, your garage or your shed.

Council bulky waste, and the council clearance

Bulky waste is £30 for up to eight items, booked online, and you carry everything out by 7.30am. The council clearance service publishes no price at all, so you ring them for a quote. Neither one will come inside, and assisted collections cover wheeled bins only.

Fast Track house clearance

One price for the whole job, worked out from your photos. We carry it out of any room, loft or upper flat, often in the same week. A single room up to a whole house, as many loads as it takes.

We checked all of this on the South Tyneside Council website in September 2026. The council does not publish a price for its clearance service, so you will need to ring them for that one. Please check their site for the current figures before you decide.

What does it cost to clear a house in South Shields?

Your price comes down to two things. The first is how many van loads your things fill, and the second is how far we have to travel. South Tyneside is a short run from our yard in Gateshead, so the travel is a small part of it. Stairs, back lanes and how long the job takes us do not change the price at all.

A one bedroom flat is usually one van load, and a three bedroom terrace with a yard and a loft is often two or three. Send us a photo of each room and a member of our team will work out one fixed price for the whole job.

    One price covers the whole job. We will also offer you a date that suits you, and that is often within the same week.

    Our team works through the property room by room and leaves it empty. Most homes in South Tyneside are finished in a single day.

After we collect

Where your things go afterwards

Anything still in good condition is donated where we can find a home for it. Everything else goes to a licensed waste site where it is sorted for recycling. We are a registered waste carrier, number CBDU523317, and our licence is Upper Tier, which is the level the law requires to carry somebody else's waste. South Tyneside Council tells residents to check that register, to ask to see the original licence and to get a waste transfer note, so please do all three.

If we find photographs, letters, jewellery or paperwork while we are working, we stop and put them to one side for you.

If your furniture is still in good, clean condition, it is worth ringing the Groundwork Shop before you ring anybody. It sits inside the Recycling Village, it is open every day from 9am to 4pm, and it may collect a large amount of furniture from you. Its profits go to a local environmental charity. We will happily clear whatever they cannot take.

Could you take it to the tip yourself?

South Tyneside has one recycling centre, the Recycling Village near Middlefields Industrial Estate on Throckley Way in South Shields. Cars can go from 9am to 6pm every day except Christmas Day, with the last entry at 5.45pm.

There is still more to it than turning up. You have to book a slot, you cannot walk in, and a car is limited to four visits a month. A van needs a free permit, and a permit only allows twelve slots a year and only lets you in between 9.30am and 11am. Soil and rubble are capped at six bags each. For a house full of furniture that is a lot of booked morning trips.

How to check any clearance firm, including us

South Tyneside Council gives residents a clear list of checks to make before letting anybody take their waste, because you can be prosecuted if somebody else dumps it. These are the council's own checks, and our answers.

Can they show you a certificate?

Yes, and you do not have to take our word for it. The number on this page links straight to our entry on the public register, which is exactly where the council tells you to look.

Is the licence Upper Tier?

Ours is Upper Tier, which is the level the law requires to carry waste that belongs to somebody else.

Why can you not just use the tip?

The Recycling Village is for personal use only, and the council says a business bringing waste there may be prosecuted. Our waste goes to a licensed transfer site instead, which is what the law requires.

Will you get a waste transfer note?

Yes, every time, along with a proper invoice showing what we took and where it went. The council says not to use anybody who will not give you one.

Questions about house clearance in South Tyneside

How much does a house clearance cost in South Shields?

It depends on how many van loads your things fill. A one bedroom flat is usually one load, and a three bedroom terrace with a yard and a loft is often two or three. How long does a house clearance take?

Most homes in South Tyneside are cleared in a single day. A very full house, or one where the loft, the garage and the shed all need doing as well, can take two. We will tell you how long we think yours will take when we send you the price.

Do Age UK or a charity do house clearances?

Age UK does not run a house clearance service in South Tyneside, and most charities will only take what they can sell rather than emptying a property. There is a good local option though. The Groundwork Shop sits inside the Recycling Village, it is open every day from 9am to 4pm, and it may collect a larger amount of furniture from you. Its profits go to a local environmental charity. Emmaus North East on Stanhope Road in South Shields also runs a paid clearance service that funds work with people who have been homeless. It is worth letting one of them take the good things first, and we will clear whatever is left.

What is included in the price?

The price covers a team to carry everything out of any room in the house, including the loft, the garage and an upstairs flat. It covers loading the van wherever we can park, and taking everything to a licensed site where it is sorted for recycling. Taking large furniture apart is £20 an item. Cleaning the property afterwards is not included, so please tell us if you need that as well.

Do you add VAT on top of the price?

No, there is no VAT on top. Fast Track is not VAT registered, so the price we send you is the price you pay. It is worth asking, because some firms quote before VAT and the bill then comes in twenty per cent higher than the number you agreed.

The council does clearances too. Why use you?

Because the council collects and we clear, and those are different jobs. Their own page says they will collect your household and garden waste, and it says nothing about sorting, about setting aside photographs and paperwork, or about donating what is still good. Their crews also cannot come inside your home, your garage or your shed, and their assisted collections cover wheeled bins only. If you can carry eight items or fewer onto the pavement, their bulky waste service is £30 and you should use it. If somebody needs to go through a house, that is us.

What will you not take away?

There are a few things we are not allowed to carry. We cannot take paint, chemicals, gas bottles or asbestos, and that includes the asbestos sheeting you still find on some older garage and shed roofs. If any of those are in the property, please tell us when you send your photos and we will point you towards somebody who can deal with them. Everything else in a normal house is fine, including fridges, freezers, televisions, mattresses and carpets.

Can you clear a house for probate or after a death?

Yes, and a great deal of our work is exactly this. We clear for families, for executors and for solicitors dealing with probate, and you do not have to be there on the day. Tell us where to collect the keys, whether that is a neighbour, an estate agent or a solicitor. If we find photographs, letters, jewellery or paperwork we stop and put them to one side, and we send you photos of the empty rooms when we have finished.

Do you offer free house clearance, or buy the contents?

No, we do not do either of those. We are a paid clearance service rather than a buyer. Some firms offer a free clearance and keep the contents instead of charging you, which can suit a house full of things worth selling. If you think something is valuable, please sell it or get it valued before we arrive.

Do I need to be there on the day?

No, you do not need to be there at all. A lot of our clearances are booked by families who live in another part of the country, and by solicitors dealing with probate. Just tell us where to collect the keys, whether that is from a neighbour, an estate agent or a solicitor, and we will pick them up. We send you photos of the empty rooms once we have finished.
