Sunderland homes
Sunderland runs from the terraces near the centre out to the seaside and across to Washington and the old pit villages. The homes are very different from one end of the city to the other. These are the four kinds of property we clear most often.
Millfield, Hendon, Grangetown, Southwick and Pallion are full of Victorian terraces with a yard at the back. The rooms are often bigger than people expect and the staircases are narrow. We take doors off their hinges and take beds and wardrobes apart when we need to.
Roker, Seaburn and Fulwell have a lot of flats made out of larger houses, often with a shared stairwell and a shared front door. Parking on the sea front streets can be tight, so tell us which floor you are on and whether there is anywhere to pull up. We will bring the right size of team and plan the day around it.
Pennywell, Farringdon, Thorney Close, Hylton Castle and Town End Farm are mostly semis and ex council houses, and a lot of them have a garden and a shed as well. We can clear the house, the loft, the garage and the shed in the same visit.
Washington, Houghton-le-Spring, Hetton-le-Hole, Penshaw and Shiney Row are all Sunderland as far as the council is concerned, even though they feel like separate towns. We clear there just as often as we do in the city itself, and the price works the same way.

Your price comes down to two things. The first is how many van loads your things fill, and the second is how far we have to travel. Sunderland is a straight run down the A184 from our yard, so the travel is a small part of it. Stairs, shared stairwells and how long the job takes us do not change the price at all.
A one bedroom flat is usually one van load, and a three bedroom terrace with a yard and a loft is often two or three. Send us a photo of each room and a member of our team will work out one fixed price for the whole job.

After we collect
Anything still in good condition is donated where we can find a home for it. Everything else goes to a licensed waste site where it is sorted for recycling. We are a registered waste carrier, number CBDU523317, and our licence is Upper Tier, which is the level the law requires to carry somebody else's waste. Sunderland City Council tells residents to check exactly that before letting anyone take their things, so please do.
If we find photographs, letters, jewellery or paperwork while we are working, we stop and put them to one side for you.
Sunderland has one recycling centre of its own, at Pallion on European Way, and residents can also book the Campground site at Wrekenton, which Gateshead runs. Pallion opens 8am to 6pm every day from April to September. From October to March it opens 8am to 5pm on weekdays and 8am to 6pm at weekends. It closes on Christmas Day and New Year's Day.
There is more to it than turning up. You have to book a slot before you go, and you cannot walk in, so you need a vehicle. Anything over five metres long is turned away, a van towing a trailer is not allowed at all, and rubble and soil are capped at six bags between them. For a house full of furniture that is a lot of booked trips.

Tell us where to collect the keys, whether that is a neighbour, an estate agent or a solicitor. If we find photographs, letters, jewellery or paperwork we stop and put them to one side, and we send you photos of the empty rooms when we have finished.
No, we do not do either of those. We are a paid clearance service rather than a buyer. Some firms offer a free clearance and keep the contents instead of charging you, which can suit a house full of things worth selling. Sunderland City Council does ask people to be careful with an unusually low quote, or with an offer to take things away free in order to make money on scrap, so ask where your waste is going whoever you use. If you think something is valuable, please sell it or get it valued before we arrive.
Most charities do not charge, but they will only take what they can sell, and they will not empty a property. Sunderland City Council points people towards Oxfam, Age UK, Barnardo's, the British Heart Foundation and St Benedict's, and some of those will collect from your home. There is also a reuse shop called St Vincent's Revive on the Pallion recycling centre site, open Monday to Saturday and Sunday afternoons, which takes small furniture, clothes, toys and electricals but no fridges or washing machines. It is worth letting a charity take the good things first. We will clear whatever is left.
There are a few things we are not allowed to carry. We cannot take paint, chemicals, gas bottles or asbestos, and that includes the asbestos sheeting you still find on some older garage and shed roofs. If any of those are in the property, please tell us when you send your photos and we will point you towards somebody who can deal with them. Everything else in a normal house is fine, including fridges, freezers, televisions, mattresses and carpets.
